What is in the written report?
The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. Measurements such as seal gaps, track spacing and photo-eye height are recorded, and photographs of anything worth showing are attached. What information helps when I book?
The door type and rough size, single or double; the opener brand or a photo of its label; what you have noticed, such as noise, shaking, hesitation, slamming or reversing, and whether it is worse in cold weather; whether the door has been struck by anything; and whether the springs are above the door or along the sides. What information helps when I call?
Say how the door is sitting: fully open, part way, or closed and crooked. Mention whether a cable is hanging loose, whether anything hit the door, whether it was frozen to the floor, and whether a vehicle is inside. The door's width and whether it has springs above the opening or along the tracks helps too. This tells the technician what hardware to bring so the reset finishes in one visit. Why is the bottom section handled differently from the others?
The bottom section is where the lift cables attach, through the bottom brackets at each end, and those cables are under the full pull of the springs. Before the brackets come off, the springs have to be unwound or unhooked so the cables go slack. The bottom section also carries the seal retainer and astragal that meet the floor. I lubricated everything and the grinding came back. Why?
Lubricant restores bearings and hinges that are still sound; it has nothing to offer a wheel worn oval, a nylon tire that has cracked, or bearings whose balls have pitted their race. When a spray settles the noise for a day or two and it returns, the wear is in the roller itself and replacement is the answer. How many hinges does a typical door have?
Count the joints between panels and multiply. A single door usually carries two edge hinges and one centre hinge per joint, so a four-panel door has three joints and nine hinges. A double door adds one or two more centre hinges per joint to keep the wider panels flat. Can I hammer the track back myself?
A track is under load from the door resting in it and, at the top, from the spring shaft on the flag bracket, so working on it means securing the door and sometimes unloading the springs first. Freehand hammering also tends to push a dent into a ripple that a roller feels even more. How do I tell a cable problem from a spring problem?
Look above the door with it closed. A torsion spring that has broken shows a clear gap in the coil, and both cables usually go slack together because nothing is turning the shaft. A cable problem tends to show on one side only: a frayed length, a coil of loose cable, or one corner sitting higher. Is a smart, app-connected opener diagnosed any differently?
The mechanical and electrical checks are identical, since the app is just another control. What is added is the connection: whether the head unit is on the home network, whether the app reports a fault code you can read off your phone, and whether a door-position sensor or hub has lost its pairing. Can you turn the force up so the door closes on cold mornings?
Force is set to the lightest level that moves the door reliably, and it is raised only a little for a cold garage. Turning it up further to overcome a heavy door or a seal frozen to the slab is not done, because too much force interferes with the safety reversal and can bend the top section. The motor runs but the door stays still. What has happened?
Something between the motor and the door has let go. On a belt drive the usual suspects are a broken clip where the belt joins the trolley, a belt that has jumped off the sprocket or idler pulley, a trolley that failed to re-engage after the red cord was pulled, or a stripped drive gear inside the motor head, which leaves plastic shavings on the housing. Is battery backup worth having?
For many households it is the feature they value most, especially where ice storms and winter outages are part of life. A backup battery inside or beside the head unit runs the door for a number of cycles when the power is off, so you can get the car out or put it away without heaving the door up by hand in the dark. Do I need a new opener at the same time?
Not automatically. The decision depends on the existing operator's condition, compatibility, attachment and the customer's access goals. Door replacement and opener replacement are separate scopes that can be coordinated. How should I prepare the garage for installation?
Move vehicles out and clear floor space across the full width of the opening plus a useful working area inside. Remove hanging items, bicycles and storage that intrude into the track or ceiling zone. Can a wind-rated door include windows?
Yes, when glazing is part of the selected configuration. Why are the springs specified after the design choices?
Springs counterbalance the completed moving weight, which includes the sections, overlays, glass and reinforcement. Changing from a plain panel to a heavier decorative construction can therefore change the required spring dimensions and cycle characteristics.
